489 Sussex Properties is a privately held ownership group with more than 30 years in Ottawa's ByWard Market. We are not a large institutional landlord. We are a small, hands-on team with a long-term commitment to this neighbourhood and the businesses that help define it.

We approach leasing with the same perspective we bring to ownership, by thinking carefully about the mix of tenants who add direct access to the community, and who see value in being part of a strong commercial block.

For our tenants, that means direct access to ownership, responsive management, and a landlord focused on long-term relationships rather than short-term turnover.

489 Sussex Properties owns a contiguous row of heritage commercial buildings along Sussex Drive in the ByWard Market, between Clarence Street and York Street, with additional commercial frontage on both side streets. These limestone buildings are among the most distinctive heritage structures in the Market.

The portfolio comprises ten commercial units, one restaurant space, and one office. An on-site property manager ensures day-to-day maintenance and tenant support.
